Specie Mesa, Lot 13-5, is located approximately 2 miles south of the San Miguel River, which conveys water for the entire Telluride region and the San Miguel Valley. It is also one of the top fishing rivers in southern Colorado. In addition, the Subject Parcel is located approximately 3 miles north of the Uncompahgre National Forest, one of the treasures of the Telluride area.
The region has hundreds of miles of off road vehicle access as well as equestrian trials.

The shape of the property (approximately ¾ mi.x ½ mi) provides exceptional buffer zone distances from any boundary. The majority of the central portion of the parcel has many areas with gentle slopes and relatively level benches with Aspens and stands of mature pines (some estimated to be 200 – 400 years old) that would make excellent home sites.

The areas near the west and east boundaries increase in steepness providing additional natural privacy features.
